CanalSide Apartments Downtown to Open May 19, 2015

The new L-shaped apartment building at the corner of Walton and St. Sebastian ways will start seeing residents move in this month.

Under construction since August, CanalSide will open at 1399 Walton Way on May 19 with 106 units, said Karen Dimsdale, the property manager for the Charlotte, N.C.-based My Niche Apartments.

“We’re trying to bring a new product and revitalize this area,” Dimsdale said, “just trying to bring some new excitement.”

The management team, which held an open house for potential tenants Wednesday and will hold another today, said the apartment community is currently 20 percent leased. Medical residents, veterans and Savannah River Site employees are among the first signed leases, said Arieal Washington, the community manager at CanalSide.

Ranging from 517 to 1,008 square feet in size, rent varies from $900 to more than $1,400, with extra costs for higher floor levels and better views.

The boutique-style building is split into six floor plans, consisting of more one-bedroom, one-bathroom units than two-bedroom, two-bathroom apartments.

The high rents are reflective of a higher-quality product, said Jeremy Williams, the director of multifamily services for My Niche Apartments.

The building was designed with modern features, such as energy-efficient insulation systems, stainless steel appliances and plank flooring in apartments. Units include either granite or laminate counter tops and stacked washer/dryer sets. Top-level apartments also include balconies while those on the first floor have patios.

The building, which will have control access entry, offers an on-site fitness center, Wi-Fi and outdoor grilling area as amenities.

Parking is not gated, but that could change, Washington said.

The owner, Charlotte, N.C.-based Lat Purser & Associates, chose the site for its proximity to downtown and walking distance to area hospitals. The medical community, Fort Gordon personnel and young professionals are the expected tenants since the development group announced the $11 million project in 2013.

The apartments will be managed by My Niche Apartments, a subsidiary of Lat Purser & Associates, which has a portfolio of 17 apartment developments finished or under construction in Savannah and across the Carolinas.

A new traffic signal on Walton Way at the CanalSide entrance and D’Antignac Street should be operational by the end of May, she said.
